POINT PLEASANT — A piece of history that sets right in the center of Point Pleasant will soon be sold.
The former Point Pleasant Middle School, which also housed the high school for many years, will be sold to the highest bidder or bidders during an Absolute Real Estate Auction being conducted by Rick Pearson of Rick Pearson Auction Co. and R.F. Stein of Drop Tine Properties, LLC.
The property is currently owned by the Mason County Board of Education. The board’s maintenance crew has been working very hard to prepare the grounds for the auction that is sure to draw local business owners as well as national interests.
Both Pearson and Stein said that this is a “once-in-a-lifetime opportunity.”
“There are opportunities here for an individual or developer,” Pearson said. “Since we are offering the grounds as separate parcels and as a whole, we are allowing small business owners to take advantage of this wonderful piece of property located centrally in Point Pleasant.”
Stein added that the opportunity also has historical significance.
“The school was built in 1937 and many former students, nearly 70 years worth, have history here,” Stein said. “We are giving everyone the opportunity to own a piece of that.”
Seven parcels will first be sold. They range from .74 acres to 1.5 acres. Then the property will be sold as a whole, totaling 7.159 acres. The sale as a whole will have a five percent increase.
The property was rezoned by the City of Point Pleasant and was deemed a B3 zone, meaning that general and highway businesses have a right to bid on the sale. Stein also said that anyone interested in bidding can contact him or Pearson. All buyers must produce a bank letter of credit that needs to presented prior to the auction.
“This is a wonderful piece of property and there are so many ideas as to what these grounds could possibly hold in the future,” Pearson said.
Some of those ideas are posted on the sales flyer that Stein has distributed to people as far as Missouri. They include a medical facility, corporate building, daycare, educational facility, office rental space, commercial development, strip mall, youth center, etc.
Stein said response to the Web site has been huge and that he looks forward to working with everyone who has shown interest in the property.
Planning for the auction has taken months of hard work. Nearly six weeks ago, Pearson and Stein began marketing and advertising. The contract with the Mason County Board of Education also took several weeks of planning to finalize.
But it all comes down to Thursday. Whoever ends up owning the property will have the decision to either keep the facilities in place or have them demolished.
Stein mentioned that the gymnasium would be a great place for a reception hall or a building for youth sports.
Some fixtures, including the wooden bleachers that were once in place in the end zone, have found their new home at a local high school. The board of education is working with the different schools in the county to relocate some of the fixtures.
“This whole auction is geared toward letting small and large business owners have the same opportunities in purchasing rights,” Stein said. “It is a good time to buy with low interest rates.”
