Improving the Industrial Park

POINT PLEASANT — It’s all about location, location, location when talking about real estate and economic development.

The Mason County Development Authority is attempting to make the Mason County Industrial Park easier to show to potential clients, thanks to a grant from American Electric Power.

Development Authority Director John Musgrave said the grant was for roughly $20,000 and was recently used to put in an access road that traverses through 200 acres of the portion of the industrial park which is north of Point Pleasant along the Ohio River. That portion of the industrial park along the river currently does have one tenant, Steel Specialties, which is in the former West Virginia Cold Drawn building. Still, the property has even more potential and capacity for additional industry according to Musgrave.

“I’ve tried to show it several times but it was so grown up,” he said about the rest of the undeveloped property. “Now we’ve got a road through there.”

The Mason County Industrial Park also includes eight acres along Fairground Road, past the Mason County Animal Shelter that the Development Authority also owns. Musgrave said back in the 1970’s, a company from Huntington set up shop in that location and made shuttle cars used in coal mining. The development of the site included building a 25,000-square foot building which is still there.

When the federal government cleaned up the TNT area, it made the company an offer and bought them out. No other manufacturing has relocated there though Musgrave hopes that will change. The brush had grown so thick the building couldn’t be seen from the road but that all changed recently when the Development Authority bid out work to bulldoze around the property and clean it up, while keeping the 25,000-square foot building intact.

“We’d like to make that into a (business) incubator to attract people,” Musgrave said.

The goal is to eventually lease that property along Fairground Road.

He added the Apple Grove site remains one of the top sites for potential economic development in the state. In addition, Musgrave also mentioned a company out of Cincinnati, F&M Mafco: Construction Tools & Equipment Rental and Sales, was opening up a location in a former warehouse in the Camp Conley area.

“We’ve got a number of things that have been in the works for a long time,” Musgrave said, adding even more projects are in development.
