POINT PLEASANT — The new Mason County office of the Department of Health and Human Resources is expected to be completed by March 2014.
This according to Allison Adler, communications specialist with the West Virginia Department of Health and Human Resources (DHHR).
Adler said site work is currently ongoing and is expected to be complete by the third week of this month by local developer Mid-Atlantic Construction.
The DHHR’s new home will be behind the West Virginia Department of Motor Vehicles building where a mobile home park used to sit along W.Va. 62. Motorists have noticed site work and dirt being moved for weeks now. Earlier this year, Mid Atlantic officials went to the City of Point Pleasant for help with some drain issues in the area.
Adler said the building will be 10,000 square feet in size and DHHR will lease it at $15.60 on a full service lease. Adler explained the rental rate is a price per square foot which includes the base rent, and covers the cost of utilities and services such as janitorial, landscaping, maintenance and other operating costs. The landlord is responsible for everything.
Adler said the opposite of the full service lease DHHR is signing, would be double or triple net leases where the tenant pays only the base rent to the landlord and they also pay directly for all other costs or provide them in-house, such as janitors and maintenance staff.
The lease term will be 10 years with an option to extend, Adler added.
As for what will happen to DHHR’s current building, that will be up to the owner. DHHR will have a couple of weeks after the move date to clean out the old furniture and surplus equipment, after that period, DHHR will have no further involvement, Adler said.
